DOMVS estate agent identifies a unique marketing approach for home sellers in Studland, Dorset
Studland, located on the Isle of Purbeck in Dorset, has been identified as a micro-property market by DOMVS estate agency. According to their local property representative, John Beauchamp, property sales in this corner of the UK transact differently to neighbouring areas.
“Studland, including the Glebe Estate, or Glebeland Estate as it is also known, has some of the Westcountry’s most exclusive homes. Properties seldom come onto the market and when they do, they are often sold privately, without being publicly listed” says John.
According to DOMVS, the average sales price in the Studland and Glebe Estate area of Purbeck in the last 12 months was £1.1m. This compares to an average price of £495k in the South West and £543k in the wider Purbeck area. In Studland, the Land Registry recorded a total of four house sales, with a combined value of £4.565m. The most expensive house sale was recorded at £1,615,000.
John Beauchamp from DOMVS continues “Studland is a microcosm – and with such a low number of high-value homes coming onto the market, in an area with such high demand nationally, these properties rarely reach the open market. Throughout the year, we work closely with buyers and sellers to transact privately and we have traditionally applied a different sales and marketing strategy in this area. One of our most important channels is maintaining close relationships with Property Advisors. They represent buyers, usually high-net-worth individuals, looking for something quite specific, preferably before it is launched to the open market.”

Given its unique appeal, securing a new or second home in Studland and the Glebe Estate isn’t necessarily straightforward. Land Registry data shows that just one property was built within the last year, so the supply and demand imbalance in Studland and the Glebe Estate is unlikely to improve in the immediate term. However, this is good news for residents, who all work together to preserve the area’s natural character as it becomes more popular.
