Renting with DOMVS
DOMVS has a great portfolio of rental property across Dorset ranging from smart one-bedroom apartments to beautiful country houses.
Most of our Landlords use our full management service, which means our tenants are lucky enough to have one point of contact for any maintenance issues throughout their tenancy. Our team is local and maintenance issues will not be outsourced to a call-centre.
Additionally, should any remedial work be required on the property, we will instruct a carefully vetted contractor who we trust to do a great job. Finally, and most importantly, we only work with honourable Landlords, who respect that letting their property comes with a growing amount of responsibilities.
Fees & Payments
Rent Payments – Rent is payable monthly in advance by Standing Order. For Fully-Managed and Rent Collection tenancies the rent should be paid directly to DOMVS and for the Let-Only service, rent should be paid directly to the Landlord.
Note: Interest will be charged for late payments at 3% above the Bank of England Base Rate (from the rent due date) until the rent is paid. This will not be levied until the rent is more than 14 days in arrears.
Fees – Click here to view the DOMVS Guidance Notes & Charges For Prospective Tenants sheet.
Insurance – We recommend that you have adequate insurance to cover accidental damage to the landlord’s fixtures and fittings.
Lease & Renewals – All properties are let on an Assured Shorthold Tenancy basis unless otherwise agreed.
Exclusions – All property rents exclude water/sewerage charges, gas, electricity, telephone, council tax and television licence, unless otherwise stated.
All Tenants are required to pay a deposit (usually equivalent to five weeks rent) to cover any damages or defaults caused during the tenancy. The deposit will be payable prior to the tenancy starting and is held for the duration of the tenancy. The deposit will be registered with the Deposit Protection Service (DPS), within 30 days of the tenancy commencing or receipt of the deposit, whichever is earlier.
For further information on Tenancy Deposit Protection please click here. Note that no interest will be paid on the deposit.
Once you have found a suitable property through DOMVS, a holding deposit (equivalent to one week’s rent) will be payable to reserve the property. This fee will be withheld if any Tenant or Guarantor withdraws from the tenancy, fails the right-to-rent check, provides false or misleading information or, fails to sign the tenancy agreement or deed of guarantee within 15 calendar days or any other deadline for agreement as mutually agreed in writing.
The granting of a tenancy will be subject to approved references which may be collated by a third-party referencing company. In some cases, a Guarantor may be required. Full financial references will be required for the Guarantor and a Deed of Guarantee will also need to be signed.
All Tenants and Guarantors must provide photographic proof of identification and proof of residency.
All Tenants must have a Right to Rent check carried out. To enable us to carry out this check we need to see you in person with your Passport together with any residency permit or share code (if applicable). Should you not have a passport, please contact us to discuss which other documents may be suitable. The tenancy cannot commence unless this check has been carried out.
Client Money Protection – DOMVS Lettings is a member of the Property Ombudsmen Redress Scheme.
