What Classifies as a New Home?

In the simplest terms, a ‘new home’ is defined as a property that has been yet to be purchased within the first two years of being constructed, refurbished or converted. New homes are attractive to a wide demographic, but especially to new or younger buyers – there are a plethora of private and government schemes that exist solely to encourage people joining the property ladder.

The most notable of these, are the ‘Help to Buy’, ‘Shared Ownership’, and ‘Starter Homes’ schemes.

Why Buy a New Home?

There are many reasons why some buyers prefer a new home over an established residential property. Here are just some of them:

A new home will be ready to move straight into and buyers won’t have the usual stress associated with moving into a property that is part of a chain. New homes offer a blank-canvas opportunity for buyers to make their own and often, finishings can be chosen off-plan, so the new home will be to the buyers’ personal taste.

New homes typically come with a 10-year NHBC (National House Building Council) Warranty, which gives purchasers of new homes the assurance that their new property is of a high standard as well as a guarantee they won’t be faced with huge maintenance costs further down the line.

New homes tend to come with attractive Government schemes, such as the Help-To-Buy  shared ownership scheme or equity loan scheme. The new homes developer may also offer incentives such as the stamp duty paid or free interior decoration.

Unlike established properties, new homes have the luxury of being built with technology and the environment in mind. In this digital age, new homes developers will have given consideration to current lifestyles so items such as automated electrical systems and state-of-the-art heating and security features, are ‘part-and-parcel’ of living in a new home. Most importantly, new homes will have a much lower carbon footprint, so you can expect cheaper energy bills.

All new homes have to be built with the most up-to-date building regulations and will generally be safer and more secure than older properties. As well as installation of all the latest alarms and fire retardant materials, most developers will also have considered all aspects of security, including the right locks and lighting to deter any intruder.
