Inside

Vine Cottage, thought to date back to the 17th century with later additions is a truly charming property that has been tastefully restored, now offering the perfect blend of characterful period features combined with a modern classic finish. The original cottage was extended to the rear in recent years, which has very much enhanced the living space, making it very suitable for social gatherings, as well as creating a generous principal bedroom and en suite bathroom on the first floor.

The original ENTRANCE HALL to the front of the house leads to a very cosy SITTING ROOM with a study to the one side. Further along the hall is a very useful UTILITY/BOOT ROOM, giving access to the side of the house and parking area, and at the very end the space opens to reveal the most wonderful KITCHEN/DINING/BREAKFAST room with French doors opening out onto a delightful sunny terrace overlooking the garden. This is a fabulous space for all the family and friends to gather, with ample room for a farmhouse kitchen table, which is surrounded by a bespoke Shaker style fitted kitchen with marble work surfaces. This room is open plan to a cosy sitting area, which would equally suit as an adjoining playroom for children, or perhaps a reading room.

The first floor has a great deal of charm and space, with the PRINCIPAL BEDROOM forming part of the rear extension and enjoying views to the garden. This is a lovely spacious room, with a luxurious en suite bathroom.

To the front, there is another very generous SECOND DOUBLE BEDROOM with vaulted ceiling, and a huge storage cupboard that could be opened up to create a mezzanine level.
BEDROOM THREE is a further good-sized double and a newly fitted family shower room complete the accommodation at this level.

The property has ample space to the side offering scope to create further accommodation, such as an annexe accommodation, subject to planning consent. There is already planning consent for a separate two bed dwelling, which offers a range of various possibilities.

Outside

The rear cottage garden is a true delight and has been attractively landscaped with dry stone walling, established fruit trees offering good shade, and box hedging enclosing a good-sized produce garden arranged in raised beds, with a pleasant outlook to the Parish Church. French doors from the kitchen open onto a pretty, paved terrace, offering a very private and sunny spot to enjoy alfresco dining. The garden also has a new greenhouse and there are two small outbuildings for garden tools etc, and ample parking to the side of the cottage, leading to the boot room entrance.

There is a very generous parking area to the side of the property offering further potential for perhaps ancillary accommodation.

Location

Maiden Newton lies approximately 8 miles north-west of the county town of Dorchester and is situated in a valley where the River Hooke joins the River Frome. Interestingly, Thomas Hardy's name for the town was Chalknewton and he described the local coaching inn (now rebuilt) in his novel, "Tess of the D'Urbervilles". The village is particularly well serviced by several small shops, post office, public house and a number of eateries. It also has a doctor’s surgery, first school and railway station. The old branch line to Bridport is now utilised as a nature walk and it lies within an Area of Outstanding Natural Beauty. Many varieties of butterflies, birds and flowers can be found in this habitat. Maiden Newton is a quiet and pleasant location from which to explore much of Dorset and Hardy's Wessex.
